Jeff,

Awesome discussion you've sparked here. The points you and Brandon have addressed are the reasons why I would think about subscribing to Twitter. The reason why I am not on it is there are many more people like those Real Estate agents who just don't 'get' social media.

You and Brandon both discuss the human interaction required prior to sending out the first tweet. The level of two way communication occurred in person and has been built to a point where the relationship can be maintained with a message that is 140 characters or less.

Trying use Twitter to send out mass messages to people about houses that recently hit the market is ineffective and lazy. It becomes ineffective when people ignore the message being sent; we call it spam in the IT field.

At this point in time, I will maintain the communications methods that I currently use, although a bit of influence from some more social network savvy individuals may push me over the edge and adopt Twitter. In the mean time, I'll continue being an internet luddite circa 2004.

I 100% agree with you Jeff. In my opinion, many agents join twitter because they've heard it's the holy grail, then start posting their listings, thinking they're going to find more buyers/sellers. They'll be quite surprised to find that very few people will browse their listings and end up complaining about how twitter doesn't work.

Truth be told, twitter is a relationship-building tool. NOT a sales tool. These relationships take time and require continuous engagement, rather than popping in every time you have a listing. Prove to the rest of the community that you're not a robot and people will start to follow you.

Any person with sales experience should know it's all about the relationship, and I find it surprising that many agents forget this when joining twitter.

Great article. I think that you have a fair point about real estate agents and them trying to sell properties on twitter.
